C-Pacer
What is C-PACER?
C-PACER (Commercial Property Assessed Clean Energy and Resiliency) is a financing mechanism allowing commercial property owners to fund energy efficiency, water conservation, renewable energy, and resiliency upgrades, offering low-cost capital that runs with the property and transfers upon sale. It provides fixed-rate funding, making it easier to finance significant green building projects and improve building performance.

C-PACER look back
Property owners can use C-PACER to finance improvements completed in the past but within the look-back period.
This can help property owners who have faced challenges during construction or lease-up.
C-PACER can pay down debt, fund construction cost overruns, and replenish operating reserves.

Previous Projects
Knox County Trustees Office recently completed a C-PACER financing project for The AC Hotel, a 161-room hotel. A ground up construction in downtown Knoxville, Tennessee, which will bring 100 jobs to the area. The hotel will have received $17.2 million in Commercial Property Assessed Clean Energy & Resilience (C-PACER) to support the new construction of the modern elegance hotel once completed.
The AC Hotel will do energy efficiency on the building envelope, lighting, plumbing, heating, ventilation, and air conditioning. Once the project is completed the AC Hotel will have a reception lobby, library, and fitness center. The hotel will feature a rooftop Lounge, offering views of the Knoxville skyline and the Sunsphere. On the same level the AC Kitchen will serve a European- inspired breakfast. We are delighted to have the AC Hotel utilizing C-PACER in Knoxville, TN.
